Most projects are two of them at once. Prices below are studio fees — drawings, specification and supervision — and never include what the builder charges to build it.

01 — from €14,000

Interior design

Layouts first: where the doors go, where the light lands, and which walls are honestly load-bearing. Then joinery drawn piece by piece, materials specified by name and supplier, and lighting planned before the electrician arrives rather than after.

We draw fitted furniture instead of shopping for it, which is slower and, over a whole house, usually cheaper than the alternative.

Garden & landscape

Levels, paving, water, shade and planting, for a climate that gives you no rain from June to September. Every plant is listed by species and pot size, so the nursery bill is a document and not a surprise.

We plant to the season, not to the contract. A garden signed in May goes in the ground in October, and it is the right decision even when nobody enjoys hearing it.

Whole-house renovation

Houses taken back to structure: walls moved, services renewed, windows replaced, permits obtained. We prepare the tender, read the quotes with you, and then run the site weekly until it is finished.

This is the service where our fee saves the most money, because most of it is spent arguing about details in a drawing rather than on a wall that is already built.

Furniture, made to measure

Tables, beds, wardrobes, kitchens and the awkward pieces no shop sells: a bench for a landing that is 2.34 m wide, a desk that fits under a sloping ceiling. Drawn here, built by João in Valongo, delivered oiled and adjusted in place.

Available on its own, without the rest of the house — about a fifth of these commissions are from people who found us this way.

The awkward questions, answered first

What does the fee cover, and what does it not?
It covers survey, drawings, specification, tender support and site supervision. It does not cover construction, the furniture you buy yourself, or council fees — those are quoted separately so you can always see what is ours and what is not.
How is it paid?
In four parts: 20% to start, 30% when the drawings are approved, 30% at the halfway point on site, and the last 20% at handover. Furniture-only commissions are half and half.
Can the fee change once we have started?
Only if the scope does — a new room, a second garden, a decision reversed after the drawings are issued. We put the change in writing before doing the work, and you approve it or you do not.
Roughly what does the building itself cost?
In the Porto area, expect €900–1,500 per m² for a full renovation and €180–400 per m² for a garden, depending on how much of it is stone. We give you real numbers from the last three tenders at the first meeting.
Do you take on one room?
Rarely — a single room is usually too small for the way we work, and you would be paying for a process you do not need. A single garden or a single piece of furniture, on the other hand, is a normal commission for us.

Two hours on site tells us more than any brief.
