What we do
Refurbishment
Work with an existing building, including ones in historic areas. Measured surveys, structural assessment, approvals.

Only for buildings we designed ourselves. We do not take interiors on their own — without our own shell it is working blind.

We price by floor area and the stages included. This is a range before the first meeting; after seeing the plot we name a fixed figure, and it does not change.

(03) About the practice
How we work
We do not do “a design project in two weeks”
The average cycle is nine months to a year and a half, because it includes approvals, technical drawings and supervision. Two weeks is only enough for pictures you cannot build from.
We work in small batches: four or five projects a year. Each is run by the architect who was at the first meeting — and who comes to the site a year later.
We charge for drawings, not for beauty
The fee is tied to floor area and the stages included, not to a “complexity level” judged by eye. What each stage covers is written on the process page — before signing, not after.
If the scope changes along the way, we recalculate and show the difference in writing. Nothing gets added quietly.
