(Process)
Process
Five steps, two to three years, one point of contact from the first sketch to the keys.

Sketch
Two days on the site with you, a notebook and a compass. We draw where the sun rises and the wind comes from.

Model
Card and timber models at 1:100, then 1:50. You hold the house before it exists.

Drawings
Four hundred drawings: plans, sections, every joint and handle. Permits filed.

Site
An architect on site every week. Local builders, our own site manager.

Keys
We furnish, light and plant the garden. You arrive to a finished home.
(Questions)
Good to know.
01Where do you build?
Anywhere with a view worth building for. Most of our houses are on the Mediterranean, in Mexico and on the American West Coast.
02How long does a villa take?
Usually two to three years from first sketch to keys: about eight months of design and permits, then fourteen to twenty months on site.
03Do you also build?
We manage the build with trusted local contractors and our own site team, so you have one point of contact from sketch to keys.
04Can you renovate an existing house?
Yes, if it deserves it. About a quarter of our work is the transformation of older houses.
05What does it cost?
Our villas typically cost between €6,000 and €12,000 per square metre built, including our fees, interiors and landscape.
