To purchase a freehold property in Dubai, the buyer only needs to provide a copy of his passport papers if he buys from a developer in the primary market. A company that buys a property must provide the developer with its registration documents (Articles of Incorporation, Registration Certificate, POA of the person signing on behalf of the company, and Board of Directors Resolution). Either entity, i.e., a person or a company, must sign a property reservation contract with the developer. When the property is turned over to the buyer, the buyer must register the property with the Government of Dubai Lands Department to receive a title deed.

Non-residents buy freehold on the same terms as residents. You need a passport, a signed Form F, a 10% deposit and a manager's cheque for the balance at transfer. No residency, no local sponsor and no UAE bank account are required, although an account makes the service charges easier. A purchase of AED 2 million or more also qualifies you to apply for a ten-year Golden Visa.

No. A power of attorney, notarised and attested at the UAE embassy in your country, lets us sign Form F and complete the transfer on your behalf. Viewings are walked through on video, documents move by courier, and the Land Department issues the title deed electronically. Most of our overseas purchases are closed without the buyer boarding a plane.

Twenty-one. A property may be held for a minor, but the title is registered to a guardian or a trust until the child reaches twenty-one, and mortgage lenders will not lend against it.

Four per cent of the purchase price, plus an administrative fee of AED 580 for an apartment or villa and AED 430 for off-plan. Custom is to split the four per cent, though in practice the buyer usually pays it. Budget a further two per cent agency commission and, if you are financing, one quarter of one per cent of the loan for mortgage registration.

Six steps. Agree the price and sign Form F with a 10% deposit. The seller applies to the developer for a No Objection Certificate. If there is a mortgage on the property it is settled. Both parties attend a Land Department trustee office. The balance is handed over as a manager's cheque. The title deed is issued the same day, usually within two hours.
